Special Announcements2012 Budget Approval and Monthly Dues Reduction
At the January 7 Board meeting, directors approved the proposed budget for 2012. Accordingly, effective February 1st, monthly dues will be $440 per month.
Special Assessment for Construction Expenses
A special assessment of $5,000 per unit has been approved by the Board of Directors and will be submitted for owners' approval at a special membership meeting on Saturday, January 28, 2012. The formal notice and proxies are being prepared at this time. The board expects this to be the final special assessment for expenses on the current window/slider project and for remaining painting on the east side of the second building. The conract for construction of the pool restroom has been completed and paid in full except for retainage.
Construction finish means Punch Lists...
Owners who follow construction activity reports on the Building Repair Information webpage know that work on the final "14" stack is underway. By the end of January/start of February, contractors will start "punch lists" of finishing touches to construction work in the individual units. It is IMPERATIVE that owners be prepared to identify any final items that may have been overlooked by our construction engineer and construction committee during their walks-through of completed units.
A letter with details on this need is being prepared and will be mailed to owners. And a formal written reply from each owner will be requested. This is the only time and means the Association will have to officially document owner-identified items that need to be addressed by the contractor.
